Homes.com Shares Most Expensive Home Sales Across Major U.S. Markets in September

Homes.com, a leading online residential marketplace and part of CoStar Group (NASDAQ: CSGP), today published an analysis of the most expensive publicly marketed home sales across major U.S. metropolitan areas for the month of September. The full analysis is available here.

The list highlights the top closed sales in leading markets nationwide, based on publicly marketed transactions recorded in Multiple Listing Service (MLS) data. September’s most expensive publicly marketed home sale was in Miami-Dade County where a newly built oceanfront estate in Golden Beach sold for $69.5 million, $19 million below its $88.5 million asking price. At the other end of the markets analyzed, Cleveland’s top sale reached $2.7 million for a restored 1929 estate in Chagrin Falls. The gap shows just how much the top of the housing market varies across the country.

The full roundup of the most expensive publicly marketed home sales includes:

  • Miami-Dade County: $69.5 million

  • Los Angeles: $28.1 million

  • New York City: $27.5 million

  • Tampa: $26 million

  • San Francisco: $14.7 million

  • Phoenix: $14 million

  • Las Vegas: $11.3 million

  • Seattle: $11 million

  • Atlanta: $10.3 million

  • Nashville: $8.5 million

  • Chicago: $8 million

  • San Diego: $7.6 million

  • Boston: $7.6 million

  • Minneapolis: $6.8 million

  • Washington, D.C.: $6.3 million

  • Denver: $4.7 million

  • Philadelphia: $4.3 million

  • Charlotte: $4 million

  • Cleveland: $2.7 million

Most luxury buyers continued to negotiate below asking in September. Across the markets with available list prices, the top transactions sold for an average of 6.2%, or about $1.25 million, below their original asking prices. All five leading sales in Miami, Atlanta, Las Vegas, Boston and Denver closed below asking. In Los Angeles, four of the five top sales closed 6% to 29% below their original list prices. One of them was the historic former Cecil B. DeMille estate in Los Feliz, which sold for $24.75 million, about 17% under asking.

On the other hand, San Francisco continued to stand apart. Its five priciest sales averaged about 20%, or nearly $1.8 million, above their original asking prices, making it the only market analyzed with an average premium. Four of the five sold above asking and the fifth sold at full list price. The top sale was a restored Edwardian in Presidio Heights that closed for $14.7 million, about $3.7 million above its $11 million list price. The results demonstrate the continued competition for luxury homes as AI-driven wealth supports demand.

The analysis is based on entries in the nation’s Multiple Listing Service platforms and therefore often excludes private and off-market transactions, which are common at the highest tier of the housing market. Because Texas and Utah are nondisclosure states, Homes.com News evaluated the priciest properties in Houston, Dallas and Salt Lake City based on listing price.
